UK Data Center Market: AI, Cloud, and Sustainable Infrastructure Drive Rapid Growth

The UK data center market was valued at USD 16.40 billion in 2025 and is projected to reach USD 54.40 billion by 2031, expanding at a CAGR of 22.12% during 2025–2031. As one of Europe’s most established digital infrastructure markets, the UK is experiencing strong investment from hyperscalers, colocation providers, and technology companies, driven by AI adoption, cloud migration, rising connectivity, and the growing need for high-density computing infrastructure.

AI and Cloud Adoption Accelerate Capacity Expansion

The rapid adoption of artificial intelligence and high-performance computing is creating significant demand for advanced data centers capable of supporting high-density workloads. Operators are increasingly deploying racks exceeding 100 kW, while facilities such as Kao Data’s KLON-03 are being designed to support rack densities of more than 130 kW.

Cloud adoption is another major growth catalyst. AWS, Microsoft, Google, Oracle Cloud, and other providers continue to expand their UK infrastructure. In December 2025, Amazon Data Services acquired a former coal plant site from RWE for approximately USD 265 million to develop a new data center, highlighting the scale of investment entering the market.

Sustainability and Liquid Cooling Gain Momentum

Sustainability is becoming increasingly important as operators seek to reduce carbon emissions and improve energy efficiency. Renewable energy procurement, energy-efficient infrastructure, and district heating are gaining traction across the market.

In January 2026, Global Switch signed a Power Purchase Agreement with RWE to procure approximately 70 GWh of wind energy annually for its London Docklands operations. Data center waste heat is also being increasingly considered as a resource, with projects such as Deep Green’s planned Bradford facility designed to connect with a district heating network.

Meanwhile, liquid cooling is emerging as an important technology for AI-ready facilities. Traditional air cooling is becoming less effective at managing the heat generated by high-density AI racks, encouraging operators to adopt direct-to-chip and other liquid-cooling technologies.

Government Support Strengthens the Investment Environment

The UK government is actively supporting digital infrastructure and AI development through strategic programs and financial initiatives. In March 2026, the government announced plans for a USD 672 million venture fund to accelerate AI infrastructure deployment across the country.

The UK also offers a broad network of Freeports, Industrial Strategy Zones, Enterprise Zones, and industrial parks that can provide businesses with tax benefits and access to essential infrastructure. These incentives are helping improve the attractiveness of emerging locations beyond established data center hubs.

Competitive Landscape Continues to Expand

The UK has approximately 243 operational third-party data centers, with around 74 located in Greater London, while another 81 facilities are planned or under construction. Although Greater London remains the country's dominant data center hub, increasing power and land constraints are encouraging operators to explore locations across other counties.

Leading colocation providers include Ark Data Centres, AtlasEdge, Colt Data Centre Services, CyrusOne, Digital Realty, Equinix, Global Switch, Kao Data, NTT DATA, Telehouse, Vantage Data Centers, VIRTUS Data Centres, and Yondr Group. At the same time, new entrants such as QTS Data Centers, Nscale, Deep Green, CloudHQ, Corscale Data Centers, and Ada Infrastructure are expanding the competitive landscape.

Outlook

With cumulative data center power capacity expected to reach approximately 3,988 MW between 2026 and 2031, the UK is positioned for substantial infrastructure expansion. The combination of AI growth, cloud migration, advanced cooling, renewable energy adoption, strong connectivity, and government support is expected to make the UK one of Europe's most important data center investment markets through 2031.
