The importance of buyer involvement in a new construction project

It's not easy as a housecustom home builder these days. It requires a lot of planning, arranging and dealing with unexpected changes. Consider, for example, the increasing costs of raw materials, delays in the construction process, a lack of skilled workers and so on... Do you think you have everything under control? Have you also thought about the buyers?! There is no way around it: without buyers there is no project. Does your company know what buyers want?

Ask the buyers

Various studies into the needs of buyers in a new construction project show that the buyer would like to be more involved in the new construction. Not only do they want to learn more about the construction process itself, but they also want a better relationship with the custom home builder. And communication is essential. And this happens far too little! Many buyers express their dissatisfaction with the lack of communication and involvement.

Buyer pain points

Good communication is therefore essential to keep buyers informed of developments surrounding the new construction project. The housecustom home builders who already do this take the time to inform buyers about developments and are transparent throughout the entire process. However, the research shows that the custom home builder generally communicates little with the customer. Little time is taken to keep the buyer informed and there is little transparency regarding the work and planning, which leads to a lack of trust among the buyer.

For many construction companies, customer satisfaction is not a priority. The buyer experience often takes precedence over more pressing issues. Consider deadlines that must be met, purchasing raw materials, education and training, marketing and so on. But buyers are less and less satisfied with this and this is the time to change that.

Start communicating

Before you start communicating, it is important to investigate what the buyer would like to know. There are many moments you can choose, from the start of construction, the construction itself to handing over the keys. A satisfied buyer is the perfect calling card for upcoming projects!

In summary, most buyers want to feel like they are part of the building process and want a better relationship with the buyer, but how do you achieve that?

Setting the right expectations

As a custom home builder, you have control over setting the right expectations for communication during the construction process. If you are not clear about communication at the beginning of the construction process, the buyer will create expectations himself. And it often turns out that this is not in line with the custom home builder. Therefore, make sure that when signing the purchase agreement you are clear about what you will and will not communicate. Also ask how you can best communicate and with whom.

Communicate proactively and consistently

When communicating with buyers, it is important that you communicate regularly, consistently and proactively. This way the buyer knows what to expect, and with regular updates they will feel more involved in the entire process. This will keep you ahead of complaints and possible questions. Let the buyer know what is happening during the construction process and also let them know if there is a delay, for example. Be open about all current matters.

Identify milestones for the buyer

There are various moments when you can involve the buyer in the construction process. Consider, for example, the start of construction, reaching the highest point and the moment of delivery. These are the perfect moments to organize an event and show buyers how things are going. This is also a nice way for local residents to meet each other.

Is this not a priority within your company or is there no one willing to take on this task? Let me help you with that! I would be happy to help you organize this Construction Event, from start to finish. This is the perfect addition to clear communication with the buyer. Knowing more? Contact steve@zhcustomhomes.com
