Nehlia Developers began as Nehlia Realtors LLP, a Gurugram (Gurgaon) property consultancy with its office on Sohna Road. As Nehlia Realtors it marketed other developers' projects in Gurugram, Sohna and Jhajjar. In 2026 it changed its name to mark a move into developing its own projects: plotted colonies, farmhouse communities and higher-end homes across North India, in the company's own description. The founder and chief executive is Ashok Nehlia and the managing director is Om Prakash Nehlia, so for anyone searching the Nehlia Realtors owner name, those are the two names on the record and the names to expect on an agreement.
On 27 July 2026 the company signed Randeep Hooda as brand ambassador, with a campaign across television, print, outdoor and social media. Its first large launch under the new name is Nehlia Santo Hills, a 75-acre managed farmhouse community. Phase one there is 50 farmhouse plots of 1,250 sq yd at a launch rate of Rs 10,999 per sq yd, which is about Rs 1.37 crore a plot before charges, with completion targeted for December 2028. The trade press places Santo Hills in the Aravalli hills near Rewari in Haryana, while most listings and our own Nehlia Santo Hills page place it near Neemrana on the Delhi-Jaipur highway, so the registration is the document that settles the address. As Nehlia Realtors, the firm also sold the Maple Drive plots near Reliance MET City in Jhajjar.
Among Nehlia Developers projects, then, Santo Hills is the one with a public record, and Aqua Villas is the newer one with only the developer's word behind it so far. As a developer the company is new, which means there is no finished Nehlia-built project to visit yet. That is the normal position for a firm at this stage, and it means the papers on each project carry more weight than the brand does.

The pictures on this page are the developer's own promotional artwork. They show the intended look, a single row of ten gabled villas on a rocky riverbank below a highway, each with its own pool and lawn, but they are illustrations, not photographs of the site. Two of them show palm trees, which do not belong to the oak and pine country around Lansdowne, so read them as a mood board and ask to walk the land itself.
Where Lansdowne is, and how long the drive takes
Lansdowne is a small hill town and army cantonment in Pauri Garhwal, home to the Garhwal Rifles regimental centre, on a ridge at about 1,700 metres above Kotdwar. Cantonment rules have kept building inside the town tightly controlled, which is a large part of why its oak and pine forest is still standing and why people want a home in Lansdowne in the first place. The distance between Kotdwar and Lansdowne is roughly 40 km of hill road, and Kotdwar is the nearest railway station.
From Delhi the road distance is about 250 to 280 km, by Meerut, then Bijnor or Najibabad, then Kotdwar and the climb. On an ordinary day that is a drive of six to seven hours, more on a long weekend, so plan trips around that rather than the four hours in the advertisement. The rivers here, the Khoh and the Nayar near Gumkhal, run in valleys below the ridge, so a riverside property in Lansdowne will sit somewhere below the town rather than in it, and the developer's aerial artwork shows just that: villas on a riverbank beneath a highway. That is often a plus, with milder winters and an easier road, but it changes the address. Lansdowne's own bazaar is up on the ridge, so the main market 500 m away in the advertisement is probably a village market on the highway. Ask which one, ask for the village name, the khasra number and a map pin, and have all three written into the agreement.
Can I buy property in Lansdowne if I am not from Uttarakhand?
Yes, within a limit, and for this project the limit is the most important fact on the page. The Uttarakhand (UP Zamindari Abolition and Land Reforms Act, 1950) Amendment Act, 2025 was cleared by the state cabinet on 20 February 2025 and passed by the assembly the next day. For a buyer from outside the state it sets these rules in eleven of the thirteen districts, Pauri Garhwal among them:

250 sq m is 299 sq yd, or 2,691 sq ft, of land. That fits a compact villa with a pool and a lawn, though not with much to spare, and what counts is the land on your sale deed, not the built area. A false affidavit lets the state take the land back, and the cap is per family, so a plot your family bought anywhere in the state earlier may already have used it. Two questions settle it before any money moves: what land area will the sale deed for your villa show, and what is that land recorded as in the revenue record. A Uttarakhand domicile is not capped. Property rates in Lansdowne, Uttarakhand
There is no published Lansdowne property price series for a town this small, so listing asks are the measure. Residential land near Dugadda, on the Kotdwar side, is advertised at about Rs 10 lakh for 100 sq yd, and near Gumkhal at about Rs 20 lakh for 240 sq yd, roughly Rs 8,300 to Rs 10,000 per sq yd. Closer to Lansdowne, residential plots of 2,400 to 8,200 sq ft are listed from about Rs 49 lakh to Rs 2.5 crore, or about Rs 2,000 to Rs 3,000 per sq ft of land, and larger holdings around Sendhikhal and Kirthikhal are offered at Rs 1 crore to Rs 10 crore. These are asking prices, not registered sales, and a good share of the bigger parcels are farm land that an outside buyer cannot take at all.
Hold the villa against those land rates. At Rs 2,000 to Rs 3,000 per sq ft, 250 sq m of land near the town would cost about Rs 54 lakh to Rs 81 lakh. On a Rs 1.80 crore villa that leaves roughly Rs 1 crore to Rs 1.26 crore for the house, the pool, the furniture, the shared roads and gate, and the developer's margin. Building a pool villa yourself on a hill plot is slow and hard to manage from Delhi, so paying a premium for a finished, managed one is reasonable. The question is how much land comes with it, which is why the deed comes first.
Villas in Lansdowne on rent, and what one can earn
For anyone looking at luxury villas in Lansdowne to rent rather than buy, or weighing the rental figure, the booking platforms list the best villas in Lansdowne, furnished 3 BHK private villas, at roughly Rs 13,000 to Rs 23,000 a night, against Rs 3,000 to Rs 10,000 for a hotel room. So there is real demand at the top end, mostly from Delhi and NCR families on weekends.
The developer's newest material estimates Airbnb income at Rs 75,000 to Rs 1,00,000 a month, lower than the "up to Rs 1,20,000" of its earlier advertisement. That is Rs 9 lakh to Rs 12 lakh a year, or 5.0 to 6.7 per cent of Rs 1.80 crore. This is the nightly rate a villa needs to gross it:

A hill villa fills on weekends, in the summer weeks and over holidays, and goes quiet in the monsoon from July to September, so 30 to 40 per cent across the year is a fair planning range. At those levels the estimate needs about Rs 6,200 to Rs 11,000 a night, below what the top of the Lansdowne market charges, so as a gross figure it is within reach. The artwork does not say whether it is before or after costs, though. Platform commission, the operator's share, housekeeping between stays, a caretaker on site all year, heating the pool in winter, power, repairs and tax all come out of gross. Owners of managed holiday villas usually keep 40 to 55 per cent of it, which turns Rs 9 lakh to Rs 12 lakh into Rs 3.6 lakh to Rs 6.6 lakh, a net yield of about 2 to 3.7 per cent. If the developer means the owner's share after costs, it is 5 to 6.7 per cent, a strong figure for a hill home. Ask which it is, in writing, along with a month-by-month booking record from a villa already running.
Is Nehlia Aqua Villas RERA registered?
We could not find a registration. Uttarakhand RERA covers Pauri Garhwal, and RERA exempts only a project on 500 sq m of land or less, or one of eight units or fewer. The developer's own artwork puts this one at 10 villas, each with a pool and a lawn, which is past both limits, so it has to be registered before it is advertised or sold. Ask for the number and read the certificate on the state RERA portal yourself; it also gives you the registered completion date, which is the date delay compensation runs from. Until then keep any payment refundable and small: under RERA a promoter may not take more than 10 per cent of the price before a registered agreement for sale.
Two more papers matter on a hill site. First, which body passed the building plan: the Cantonment Board for land inside cantonment limits, the district and development authority outside them. Second, the structural design. Pauri Garhwal sits in seismic zones IV and V, and a pool full of water on a slope needs a soil report and a retaining design; ask to see both.
