Is there an M3M Jacob and Co project in Gurgaon? The Noida mix-up

Search for M3M Jacob and Co Gurgaon and the first page of results disagrees with itself. One page says a single tower of ground plus 30 floors with 4.5 and 5.5 BHK homes of 6,500 to 7,500 sq ft from Rs 25 crore. Another says two towers of 37 floors on five acres, 180 homes of 3 and 4 BHK between 3,200 and 5,500 sq ft, a 75,000 sq ft club, RERA approval and handover in December 2027. A third starts the same project at Rs 7.5 crore. They cannot all be the same building, and the second and third sets do not describe this one at all.

The only Jacob & Co project we found M3M announcing is in Sector 97, Noida. In October 2025 M3M said it would invest Rs 2,100 crore in Jacob & Co branded homes there, the brand's first in India, on a site of about six acres, with 3, 4 and 5 BHK homes priced between Rs 14 crore and Rs 25 crore, about Rs 35,000 per sq ft. Portals now list it from about Rs 6.9 crore, for 3 BHK homes of about 2,500 sq ft. Jacob Arabo, the brand's founder, came to the announcement. That project is registered with UP RERA and has its own page on this site: M3M Jacob and Co Noida. The multiple towers and the near-term handover dates on Gurgaon pages look borrowed from the Noida project, the 3,200 sq ft homes and the Rs 7.5 crore start match neither project, and none of it fits the Sector 111 brief.

For Sector 111 there is, as of today, a brief and an EOI, not an announcement. The brief never names the brand. Jacob & Co is the likely one, since it is the jewellery and watch house M3M has already signed, and that is why every portal calls the tower Jacob and Co Gurgaon. But a brand on a brochure is not a licence. Until M3M or the brand says so, or the RERA filing names it, treat the name as the market's label.

The homes: sizes, layouts and one apartment per core

Layout (launch brief) Size Carpet if the size is super area (our estimate)
4 BHK + family lounge 5,600 sq ft About 4,150 to 4,480 sq ft
5 BHK + family lounge 6,500 sq ft About 4,810 to 5,200 sq ft
5 BHK Grand + family lounge 7,400 sq ft About 5,480 to 5,920 sq ft
Duplex penthouse Not given Not given

The brief does not say whether its sizes are super or carpet. Gurgaon launches quote super area, loaded 25 to 35 per cent over carpet, so the third column shows what the carpet would be at that loading. Ask for the RERA carpet area of the exact home you want, because the price per sq ft only means something once you know which area it is divided by.

"One apartment per core" means each home has its own lift and stair core, so nobody else's front door opens onto your landing. With two private lifts per home and a private lift lobby, the arrival is yours alone. A little arithmetic shows what the building probably looks like: one broker page describes a single tower of ground plus 30 floors, and 90 homes on 30 floors is three homes a floor, each on its own core. That is the format the brief describes, and it is rare. Most luxury towers in Gurgaon put two to four homes on a core.

The 12 ft ceilings are a foot or two above the 10 to 11 ft most new Gurgaon towers offer, and the homes are to be handed over finished rather than bare. The brief lists no specification schedule: no flooring, kitchen, bath fittings, air-conditioning or home automation. Get that schedule in writing with the price list, since "fully finished" can mean very different things at Rs 20 crore. The brief also says the design consultants are Woods Bagot, the Australian practice; we found no public statement from M3M or Woods Bagot by 4 October 2026.

M3M Jacob and Co Gurgaon price, and the price per sq ft

M3M has not published a price for this tower, and there is no price list. The only figure in circulation is a broker quote of Rs 25 crore onwards, given for 6,500 to 7,500 sq ft homes, which is about Rs 38,500 per sq ft. The useful benchmark is next door: the ELIE SAAB tower in the same block launched at about Rs 37,000 per sq ft in January 2026. Here is what the three sizes cost at the rates on the record. These are our sums, not M3M's prices, and they leave out GST, location charges, parking and the club fee.

Home At Rs 35,000 (Noida Jacob & Co launch) At Rs 37,000 (ELIE SAAB launch) At Rs 38,500 (the Rs 25 Cr broker quote)
4 BHK, 5,600 sq ft Rs 19.60 Cr Rs 20.72 Cr Rs 21.56 Cr
5 BHK, 6,500 sq ft Rs 22.75 Cr Rs 24.05 Cr Rs 25.03 Cr
5 BHK Grand, 7,400 sq ft Rs 25.90 Cr Rs 27.38 Cr Rs 28.49 Cr

So the M3M Jacob and Co flat price for the smallest home is likely to start a little above Rs 20 crore, and the Rs 25 crore quote is roughly what the 6,500 sq ft home costs at today's rates. Two things could push it higher. The homes are larger than ELIE SAAB's 4,200 to 4,650 sq ft, and one-home-per-core towers usually carry a premium over two-per-core ones. Expect the Gurgaon list in the Rs 37,000 to Rs 42,000 band. At those rates the 90 homes add up to roughly Rs 2,000 to Rs 2,500 crore of sales, depending on the mix, which is our estimate.

Against the rest of Gurgaon, that rate is high for Sector 111 and low for the city's top end. Flats in Sector 111 average about Rs 16,100 per sq ft on one price tracker, so this tower would be about 2.3 times the sector. At the other end, registered deals at DLF Camellias on Golf Course Road run at Rs 87,600 to Rs 1,00,900 per sq ft. The case for the tower is a new branded home at well under half of Camellias' rate. The case against is that Camellias is finished and proven, while a resale buyer for a Rs 20 crore flat on the Dwarka Expressway has yet to be tested.

On the Rs 51 lakh EOI: it is about 2.5 per cent of a Rs 20.7 crore home and under 2 per cent of the largest. ELIE SAAB's EOI was Rs 21 lakh, about 1.3 per cent of a 4,450 sq ft home there at about Rs 16.5 crore. The bigger cheque reflects the bigger homes, not a different deal.

The Billionaire's Block and SCDA: what sits around the tower

SCDA is M3M's township on the Dwarka Expressway across Sectors 111 and 113, given as about 250 acres on broker pages. It already holds finished towers such as M3M Capital, and new ones such as M3M St Andrews in Sector 113. The Billionaire's Block is the part of it in Sector 111 that M3M has set aside for branded towers. The first was M3M ELIE SAAB in Sector 111, announced with Smartworld Developers in January 2026: about 300 four-bedroom homes of 4,200 to 4,650 sq ft at about Rs 37,000 per sq ft, registered with HRERA in October 2025 as GGM/992/724/2025/95 on about 2.75 acres. This tower is the second.

The brief lists what the block is meant to include:

  • a block of 170 acres (the ELIE SAAB launch material calls 170 acres the SCDA master development the block sits in);
  • a 5-acre marina, described as "Dubai like";
  • a 5 lakh sq ft Billionaire's Club;
  • a pitch-and-putt golf park;
  • a grand landmark tower, a 7-star arrival lobby and a 7-star clubhouse for wellness, leisure, entertainment and hospitality.

A 5 lakh sq ft club has the floor area of a mid-sized mall. It can only be a shared building for every tower in the block, built on its own timetable. That matters, because the completion date on this tower's registration will bind M3M for the tower, not for a marina or club on other land. Ask which licence and registration covers each shared amenity, who will own and run it, what it will cost a month, and when it is due to open.

M3M Jacob & Co address and location

The address is the Billionaire's Block, SCDA, Sector 111, Dwarka Expressway, Gurugram. Sector 111 is the first Gurgaon sector after the Delhi border at Bijwasan, where the expressway leaves Dwarka. Across the border are Dwarka's sectors and Yashobhoomi, the convention centre in Dwarka Sector 25. Broker timings put IGI Airport about 10 minutes away and Dwarka Sector 21 metro station, on the Airport Express and Blue lines, about 5 minutes. Those are off-peak figures, so check them at the hour you would actually drive. Cyber City and Golf Course Road are a longer run across Gurgaon.

The location is the strongest thing about the tower for a buyer who flies often or works in west Delhi. The weakness is the address itself. Sector 111 is a new expressway sector, and its stock has so far been 3 and 4 BHK flats at a fraction of this price. A Rs 20 crore home here is a bet that the branded block will build its own market.

M3M Jacob and Co RERA number, and what the EOI means

There is no Haryana RERA registration for this tower in the public record as of 4 October 2026, and listing pages say it is awaited. Section 3 of the RERA Act says a promoter may not advertise, market, book, sell or invite anyone to buy until a project is registered. Regulators have treated an EOI taken before registration as exactly that kind of invitation. Haryana RERA has published directions on how projects may be advertised, and in 2026 HARERA Gurugram opened suo motu proceedings against a Gurgaon promoter for marketing an unregistered project. The other numbers that turn up in searches belong to other buildings: the Noida project's UP RERA registration and ELIE SAAB's HRERA GGM/992/724/2025/95.

None of that means the EOI is a scam; pre-registration EOIs are how almost every large Gurgaon launch now begins. It means the Rs 51 lakh buys a place in the queue and nothing more, so it should be refundable without argument. Under RERA, once the project is registered, the promoter may take no more than 10 per cent of the price before an agreement for sale is registered.

Before you pay the Rs 51 lakh EOI

  • Pay M3M, not a person. A cheque or bank transfer to M3M India's own account, with a receipt that names this tower.
  • Get the refund in writing. A full refund, within a stated number of days, if you do not take an allotment or do not accept the price list. No deduction.
  • Ask what "priority" buys. First choice of floor and core, a locked rate, a discount, or only an earlier slot in the allotment.
  • Ask for the brand in writing. The name of the brand and the licensing agreement, or an announcement by M3M or the brand.
  • Ask for the carpet area, balcony and deck areas, and the floor plate showing the cores.
  • Ask about the shared amenities: which registration covers the marina, the club and the golf park, and when each opens.
  • Wait for the HRERA number before paying anything beyond the EOI, and read the registered completion date on the certificate.

M3M Jacob and Co completion date

None has been published, and without a registration there is no completion date M3M is bound to. As a guide, the ELIE SAAB tower next door was registered in October 2025, and listing pages give its registered completion as February 2032 or September 2033. A tower registered in 2027 would on the same pattern finish around 2033. Any Gurgaon page quoting 2027 or 2028 is describing another project, usually the Noida one.
