About IREO Uptown Sector 66 Gurgaon

IREO Uptown is a finished society of five high-rise towers in Sector 66, off the Golf Course Extension Road, with about 534 to 551 flats on roughly 11 acres. One listing dates its launch to October 2009, buyers were promised keys in the first quarter of 2013, and the delivery ran years late. Today it is a ready society with a busy resale and letting market. This page used to list four units with two asks, Rs 3 crore and Rs 3.5 crore, and a line saying the building's registration, possession and plans were not on record. They are, and here they are, checked against the listings on 4 October 2026.

The short answer to the price question: IREO Uptown trades at about Rs 17,750 to Rs 18,800 per sq ft on resale. A 3 BHK of 1,657 to 1,872 sq ft asks about Rs 2.9 crore to Rs 3.51 crore, and a 4 BHK of 2,052 sq ft asks Rs 3.75 crore to Rs 3.85 crore. That is close to the Sector 66 average of about Rs 18,900, and a rent of Rs 56,500 to Rs 70,000 a month on a 3 BHK gives a gross yield of about 2 to 2.5 per cent.

What IREO built in Sector 66

The listings describe five towers of 23 floors on about 10.95 to 11 acres. The flat count differs between sources: one portal says 551, while other listings say 534; neither is from the developer, and the difference is small enough not to matter to a buyer. The plans published for the society are a 2 BHK of 1,132 sq ft, 3 BHK flats of 1,657 to 1,872 sq ft, a 4 BHK of 2,052 sq ft, and simplex and duplex 4 BHK flats with a study that run up to 3,428 sq ft. One listing describes every flat as open on three sides.

The shared facilities the listings name are a clubhouse with a small theatre, a swimming pool, a gym, a children's play area, sports courts, and a central green with a jogging track. IREO publishes no page for the project that came back in the searches for this page; the domains that rank with "ireo" in their names are brokers, not the developer, which is why this page carries no photographs of the building.

IREO Uptown price, worked from the asks

One portal carries more than 35 flats for resale in IREO Uptown. Its 3 BHK asks run from Rs 2.9 crore to Rs 3.51 crore, for flats of about 1,550 to 1,872 sq ft, and it prints those asks as Rs 16,559 to Rs 19,338 per sq ft. Its 4 BHK listings of 2,052 sq ft ask Rs 3.75 crore and Rs 3.85 crore. A second portal's resale listings, read the same day for this site's Sector 66 guide, ask Rs 3.3 crore to Rs 3.45 crore for the 1,872 sq ft 3 BHK, about Rs 17,630 to Rs 18,430 per sq ft; one of them prints Rs 18,857 beside its Rs 3.3 crore, which is that price over 1,750 sq ft, so ask which area a seller is quoting. A second portal averages the society at Rs 17,750 per sq ft at the end of 2025, after three quarters of rises: Rs 16,500 to Rs 17,400 in the second quarter, Rs 17,400 to Rs 17,600 in the third, and Rs 17,600 to Rs 17,750 in the fourth. Divided by their areas:

  • A 4 BHK of 2,051 sq ft at Rs 3.5 crore, the seller's ask on the old page of this site: Rs 17,070 per sq ft.
  • A 4 BHK of 2,052 sq ft at Rs 3.75 crore: Rs 18,280.
  • A 4 BHK of 2,052 sq ft at Rs 3.85 crore: Rs 18,760.
  • The top of the 3 BHK band, Rs 3.51 crore, even if it is the largest 1,872 sq ft plan: Rs 18,750.

The asks that carry a size sit between Rs 17,070 and Rs 18,760, and the portal average of Rs 17,750 is at the lower end of that. So the working figure for this page is Rs 17,750 to Rs 18,800 per sq ft. On the published plans that comes to:

  • 2 BHK of 1,132 sq ft: Rs 2.01 crore to Rs 2.13 crore.
  • 3 BHK of 1,657 sq ft: Rs 2.94 crore to Rs 3.12 crore.
  • 3 BHK of 1,872 sq ft: Rs 3.32 crore to Rs 3.52 crore.
  • 4 BHK of 2,052 sq ft: Rs 3.64 crore to Rs 3.86 crore.

No 2 BHK ask or duplex ask came back with a size, so treat those two lines as arithmetic rather than market evidence. The Sector 66 average for flats is about Rs 18,900 per sq ft on one portal, so IREO Uptown sits at or slightly under its sector. A price-list entry that still circulates for the large duplex, Rs 3.18 crore for 3,428 sq ft, is about Rs 9,280 per sq ft and reads as a figure from the sale period, not from today.

From about Rs 6,200 in 2012 to about Rs 18,000

No developer launch rate is on record for IREO Uptown. The earliest prices that are on record come from buyers discussing the project on a property forum in 2011 and 2012, who reported the price rising from about Rs 5,000 to Rs 6,200 per sq ft within four or five months, and expected Rs 6,500 by the spring of 2012. At Rs 6,200 a 1,872 sq ft flat was about Rs 1.16 crore; the same flat now asks about Rs 3.3 crore to Rs 3.5 crore. That is roughly 2.9 to 3 times in about fourteen and a half years, or 7.5 to 8 per cent a year compounded. Part of that return went to waiting: the same buyers had been promised delivery in the first quarter of 2013.

What the old pages printed, size by size

Five separate one-unit resale pages for IREO Uptown used to sit on this site, one of them a repeat. They now redirect here. The table shows the size each named, what it printed, and what that size comes to at today's rates.

Configuration Size as listed What the old page printed At Rs 17,750 per sq ft At Rs 18,800 per sq ft
3 BHK 1,870 sq ft Rs 2.81 Cr to Rs 3.65 Cr (est.) Rs 3.32 Cr Rs 3.52 Cr
3 BHK (two pages) 1,872 sq ft Rs 2.81 Cr to Rs 3.65 Cr (est.) Rs 3.32 Cr Rs 3.52 Cr
4 BHK 2,051 sq ft Rs 3.5 Cr onwards, the seller's ask Rs 3.64 Cr Rs 3.86 Cr
3 BHK Not stated Rs 3 Cr onwards Rs 3 crore buys about 1,600 to 1,690 sq ft at these rates

The "(est.)" rows were the area times Rs 15,000 and then times 1.30. That put the floor too low, at about Rs 2.81 crore for a 1,872 sq ft flat when the market says Rs 3.32 crore or more, and the ceiling only just above the market. The two seller asks were nearer the mark. The Rs 3 crore ask with no size cannot be checked; at Rs 17,750 to Rs 18,800 it fits the smaller 3 BHK plan of 1,657 sq ft better than the 1,872 sq ft one, whose current asks start at Rs 3.3 crore.

IREO Uptown rent and the yield

The letting market is deep: one portal carried more than 57 flats to let in the society when this page was checked. For a 3 BHK:

  • Most listings ask Rs 56,500 to Rs 70,000 a month, with Rs 61,000, Rs 63,000 and Rs 65,000 typical and a security deposit of two months.
  • One listing asks Rs 48,000, and another portal puts the 3 BHK average at Rs 51,000 to Rs 64,000.

Divide the rent by the price. A 1,872 sq ft 3 BHK at Rs 3.4 crore let at Rs 61,000 earns Rs 7.32 lakh a year: 2.15 per cent gross. At Rs 65,000 it is 2.3 per cent. A flat bought at Rs 3.3 crore and let at Rs 70,000 earns Rs 8.4 lakh, 2.5 per cent. After maintenance and a vacant month, plan on about 1.8 to 2.1 per cent, which is not an income case. The road's wider letting market is on the Golf Course Extension Road rent page.

Possession date and RERA number

The delivery history is the weak part of this building's record. One listing dates the launch to October 2009, and buyers were promised delivery in the first quarter of 2013. A buyers' forum discussion from the early years expected possession to begin only from December 2015. One portal now prints May 2023 as the possession date, which may be the date registered for the last towers rather than the first handover; nothing on record settles it. What is not in doubt is that the society is finished and lived in today.
