DLF Regal Gardens Sector 90 Gurgaon Price, Rent, Resale

The bottom of every old band is about 7 per cent above what the building trades at, and the top is about 50 per cent above it. A seller who read the old page for a 1,744 sq ft flat would have expected up to Rs 3.23 crore; the same size on the listings asks Rs 2.15 crore. A buyer reading the consolidation page after it got nothing at all. The listings do not all say which area they quote, and the four 3 BHK sizes between 1,737 and 1,760 sq ft are almost certainly variants of one plan, so a buyer comparing them should compare floor, facing and condition before the 20 sq ft.
DLF Regal Gardens resale price, worked from the asks
Each ask is divided by its area:
- A 4 BHK of 2,225 sq ft at Rs 2.45 crore: Rs 11,010 per sq ft, the lowest rate on the day.
- A 3 BHK of 1,760 sq ft at Rs 2.1 crore: Rs 11,930.
- A 3 BHK of 1,737 sq ft at Rs 2.14 crore: Rs 12,320.
- A 3 BHK of 1,744 sq ft, south-facing, on the 14th of 29 floors, at Rs 2.15 crore: Rs 12,330.
- 4 BHK flats of 2,225 sq ft with a servant room at Rs 2.85 crore and Rs 2.9 crore: Rs 12,810 to Rs 13,030.
So the working spread is about Rs 11,000 to Rs 13,000 per sq ft, with the 3 BHK flats clustered at Rs 11,900 to Rs 12,300 and the 4 BHK flats spread wider. One portal's floor prices agree: 3 BHK from Rs 2.07 crore and 4 BHK from Rs 2.6 crore, across more than 130 flats for sale. The same portal's project average was Rs 12,300 in June 2025 and Rs 12,100 in March 2026, so the building has been flat to slightly down for a year. An owner-posted semi-furnished 4 BHK at Rs 3 crore sits above the rest and names no size, so it is not used for the rate.
DLF Regal Gardens rent, and the yield it gives
The letting market is deep: one portal listed more than 70 flats to rent, and another more than 50 3 BHK and 7 4 BHK flats. Rents run from about Rs 30,000 to Rs 49,200 a month. A 3 BHK lets for Rs 38,000 to Rs 41,400 and a 4 BHK averages about Rs 49,200. One 3 BHK offered from October 2025 at Rs 39,000 asked a two-month deposit of Rs 78,000.
Divide the rent by the price. A 1,744 sq ft 3 BHK at Rs 2.15 crore let at Rs 40,000 earns Rs 4.8 lakh a year: 2.2 per cent gross. At Rs 41,400 it is 2.3 per cent. A 2,225 sq ft 4 BHK at Rs 2.85 crore let at Rs 49,200 earns Rs 5.9 lakh: 2.1 per cent; bought at Rs 2.45 crore, the same flat yields 2.4 per cent. After maintenance and a vacant month, call it nearer 2 per cent. That is ordinary for a finished Gurugram society, and it makes Regal Gardens a home first. Tenants looking at the wider belt can compare rents across New Gurgaon.
Towers, plans and sizes
The developer describes eight high-rise towers of 29 floors each, designed by Hafeez Contractor, with the gardens laid out by Paul Friedberg, on about 11 acres. Listings put the count at 562 flats on 11.1 acres, with a 16,000 sq ft clubhouse. The DLF Regal Gardens floor plan list runs from 1,438 sq ft to 2,215 sq ft in the developer's own figures: a small number of 2 BHK flats, mostly 3 BHK, and 4 BHK flats at the top. Listings print the largest plan as 2,225 or 2,255 sq ft, which is the kind of drift a buyer should settle from the conveyance deed rather than the advert.
Eight towers of the same height in one compound mean many flats of each plan, and that is useful to a buyer: with dozens of 3 BHK flats for sale at once, the rate for a given floor and facing is easy to check, and an ask well above Rs 12,500 per sq ft for a 3 BHK needs a reason, such as a renovated interior or a garden-facing high floor.
DLF Regal Gardens possession date, and why there is no RERA number
The towers were completed in late 2016, and listings give December 2016 or January 2017 for possession. Haryana notified its RERA rules on 28 July 2017, and those rules do not require registration of a project that already had its completion certificate. One portal lists Regal Gardens as not registered, which fits. No registration number could be confirmed for this page, and none is printed. For a flat nearly ten years past handover, three documents matter more than a registration: the occupation certificate for the tower, the seller's conveyance deed, and a no-dues letter from the maintenance company. The Haryana RERA guide explains what the authority can and cannot do on a resale.
The launch date and launch rate are not settled by anything read for this page, so it prints no appreciation figure. What can be said is that the building has held its rate for the last year, from Rs 12,300 per sq ft in June 2025 to Rs 12,100 in March 2026 on one portal.
Where it sits in Sector 90 and DLF Garden City
Regal Gardens is part of DLF Garden City, the developer's township in this part of New Gurgaon. Its neighbours in the sector include DLF New Town Heights 1 and SS Camasa, and DLF's builder floors sit on the Garden City floors page. The sector as a whole, with its cheaper societies and the rates they trade at, is on the Sector 90 page. Flats in Sector 90 run from about Rs 10,300 to Rs 12,150 per sq ft on one tracker, averaging about Rs 10,900 on super area and up about 134 per cent over five years, so Regal Gardens trades at the top of its own sector rather than outside it.
Is DLF Regal Gardens a good buy? Our review
Online reviews by residents were not part of what was checked here, so this is a review of the numbers. It suits a family that wants a finished 3 BHK of about 1,750 sq ft in a DLF-built society with Rs 2.1 crore to Rs 2.2 crore to spend, or a 4 BHK at Rs 2.45 crore to Rs 2.9 crore. It suits a buyer who would rather pay an 8 to 12 per cent premium over the sector for a known developer than take a cheaper society with less certain upkeep. It does not suit an investor: a 2.1 to 2.4 per cent gross yield, on a rate that has not moved in a year, is not an income case. Flats at this budget across the city are on the Rs 2 to 3 crore page, and DLF's other schemes on the DLF projects page.
